Three Main Types of NSW Plan

When a new land parcel is created or an existing parcel of land, or part of it, will be used for an easement, lease or other specific purpose, a plan must be prepared, lodged and registered with the NSW Land Registry Services (NSW LRS).
There are three types of plans in NSW. This includes deposited plans, strata plans and community plans

1. Deposited Plans

A deposited plan (DP) shows the subdivision of a parcel of land. It also records the restrictions on the land, easements, subdivisions and resumption.
All plans submitted for registration regardless of the title system (i.e. torrens title, old system title and crown title), purpose and the number of lots have been entered as deposited plans since 1961.

2. Strata Plans

Strata plans (SP) detail the subdivision of a parcel of land into separate lots and common properties. Each lot found in a strata plan has a unit entitlement that represents the lot’s share of the common property.

These common properties include everything within the parcel that does not form part of the lot such as driveways, garden areas, hallways and roofs.

3. Community Plans

Community plans (CP) show the development of community property or community development lots. This plan type refers to the creation of shared property on subdivided parcels of land and shared use of common facilities.
