Elsie cites Landchecker data and is designed as a starting point for professional research — not planning, legal or valuation advice. Valuations and sales data are not part of the beta: where Elsie shines is planning, permits, hazards and site search.

Why we built Elsie

The rules were never the hard part. Explaining them was.

Property professionals don't struggle to find planning rules — they struggle to turn 10-page overlay schedules into something a client, buyer or design team understands. Elsie was built to close that gap: plain-English answers, grounded in the same Landchecker data you already rely on, ready to share.

Why Elsie beats a generic AI chatbot

Generic LLMs answer from a static snapshot of the public internet. Elsie answers from Landchecker's contractually acquired, continuously updated national property datasets — and tells you when data isn't available instead of guessing.

Live, licensed data — not training data.

Elsie queries the Landchecker platform in real time, including datasets contractually acquired from government and commercial providers that aren't freely available online.

Fresher than anything an LLM has seen.

Addresses, parcels and permits update daily; zones, planning layers and hazards weekly. A general-purpose chatbot's knowledge is months or years old.

Anchored to the actual property.

Elsie works from the parcel you've selected on the map — schedule-level overlay detail, real permit history, real hazard layers — not a plausible-sounding generalisation.

Honest about its limits.

If data isn't connected, Elsie says so rather than speculating. Alpha testers called this out as the reason they trust it.

Good questions, honest answers

Will I be charged for Elsie later?

Elsie is free during the beta, included in your subscription. If pricing is introduced after the beta, you'll get clear notice and the choice to opt in — nothing is charged without that.

Can I trust the answers?

Elsie answers from live Landchecker data with strict guardrails — it says so when data isn't available rather than guessing. It's a research starting point: verify before acting, and rate anything wrong with a thumbs down so we can fix it fast.

Can Elsie value a property or show sales comps?

No — sales data isn't connected during the beta, and Elsie doesn't provide valuations or price estimates. Elsie is built for planning, overlays, permits, hazards and site shortlisting.

What happens to what I type in?

Interactions are stored securely for up to 180 days to improve Elsie, are never used to train third-party AI models, and are processed within Australia. Your use is covered by the Elsie Beta Terms and Conditions, presented in the platform.

Can my colleagues use it too?

Yes — Elsie is enabled for your whole organisation. We chose experienced teams whose feedback we trust; please keep beta details within your organisation.

Something looks off — where do I report it?

Use the thumbs down on the response (it takes a category so it reaches the right team), or message us in the live chat for anything broken. Beta issues are triaged weekly, with accuracy issues prioritised.
